The Utilities Administrator’s job is to obsess over the quality of service our residents receive throughyour commitment to providing best-in-class experiences.
Responsibilities
Identity, activate/onboard utility companies for each home managed by Elara Property
Management as well as ensure connects and disconnects are confirmed
Collaborate with accounting to ensure provider invoices are processed timely for payment
Conduct research to determine what type of utilities require activation at each property;
Complete account changes to include account activations with third party utility management company; track progress at newly acquired properties; reviews, audits, and updates utility account information; resolve utility disconnections and failed activations.
Set up auto-payments, pay bills not set up via auto-payment, update utility information in property management software identifying resident responsible charges and applying them to a resident ledger
Upload utility invoices and usage statements
Provide reports as needed to clients and internal teams, analyze and investigate excessive usage instances
Proactively communicate with residents and field staff through the service transition process
Qualifications
Must possess at least a Bachelor’s/College degree in Accountancy/ Finance/Banking/ Administration Management or equivalent
The ability to prioritize based on property needs and closing dates. (Ex: Prioritize utilities for properties being marketed for leasing vs ones that are in the upcoming renovation state)
Experience in property management or utility management
Utility customer service and billing operations
Must be trustworthy and able to maintain confidentiality at all times
Outstanding ability to multi-task and to successfully work under pressure or tight deadlines
Highly organized, detail-oriented, analytical, assertive and motivated
Must be willing to work on a Night Shift Schedule: 9:00 PM – 6:00 AM MNL Time
